Il ne s&rsquo;agit pas d&rsquo;une simple modification de la loi, mais d&rsquo;un changement de syst\u00e8me avec des modifications fondamentales pour les propri\u00e9taires. Si vous voulez \u00e9conomiser des imp\u00f4ts maintenant, vous devriez avoir termin\u00e9 vos r\u00e9novations avant la fin de 2027. Les changements suivants sont essentiels :<\/h3>[\/vc_column_text][vc_column_text css=\u00a0\u00bb\u00a0\u00bb text_direction=\u00a0\u00bbdefault\u00a0\u00bb]<p class=\"font-claude-response-body break-words whitespace-normal leading-[1.7]\"><strong>1.)<\/strong> L&rsquo;abolition de la valeur locative r\u00e9duit le revenu imposable des propri\u00e9taires d&rsquo;un appartement ou d&rsquo;une maison. Les propri\u00e9taires pourraient ainsi \u00e9conomiser des imp\u00f4ts.<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal leading-[1.7]\"><strong>2.)<\/strong> Les frais d&rsquo;entretien et les r\u00e9novations ne peuvent plus \u00eatre d\u00e9duits ni au niveau f\u00e9d\u00e9ral ni au niveau cantonal. Les imp\u00f4ts seront donc \u00e0 nouveau plus \u00e9lev\u00e9s \u00e0 cet \u00e9gard.<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal leading-[1.7]\"><strong>3.)<\/strong> Les investissements dans les \u00e9conomies d&rsquo;\u00e9nergie ne peuvent plus \u00eatre d\u00e9duits de l&rsquo;imp\u00f4t f\u00e9d\u00e9ral. Les cantons peuvent toutefois continuer \u00e0 accorder la d\u00e9duction pour les \u00e9conomies d&rsquo;\u00e9nergie et la protection de l&rsquo;environnement jusqu&rsquo;en 2050 au plus tard.<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal leading-[1.7]\"><strong>4.)<\/strong> Les d\u00e9ductions fiscales pour les int\u00e9r\u00eats d\u00e9biteurs priv\u00e9s sur les logements occup\u00e9s par leur propri\u00e9taire ne sont plus possibles.<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal leading-[1.7]\"><strong>5.)<\/strong> Une exception s&rsquo;applique aux premiers acqu\u00e9reurs d&rsquo;un bien immobilier occup\u00e9 exclusivement par leur propri\u00e9taire : ils pourraient faire valoir une d\u00e9duction limit\u00e9e des int\u00e9r\u00eats d\u00e9biteurs pendant dix ans. La premi\u00e8re ann\u00e9e, la d\u00e9duction s&rsquo;\u00e9l\u00e8ve \u00e0 10&rsquo;000 francs pour les personnes mari\u00e9es et \u00e0 5&rsquo;000 francs pour les personnes seules. Ce montant diminue ensuite de 10% par an.<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal leading-[1.7]\"><strong>Conclusion<\/strong> : Les personnes \u00e2g\u00e9es qui ont amorti en grande partie leur hypoth\u00e8que apr\u00e8s des d\u00e9cennies dans leur propre bien immobilier en profiteront probablement et pourront \u00e9conomiser davantage d&rsquo;imp\u00f4ts \u00e0 l&rsquo;avenir.
